Terms and Conditions

These general terms and conditions apply to the rental and reservation of the holiday homes at Domaine Le Piboul, Fontcouverte (11), France. We wish you a pleasant stay.

1. Bookings

The tenant will receive a rental confirmation by e-mail. An advance of 50% of the rent must be paid within 7 days of receipt of this rental confirmation. This amount is stated on the rental confirmation and must be transferred to account FR76 10278 08964 0002081600162 in the name of Marijn Coninckx. Mention name and date of stay. After receipt of payment, the reservation is final. By making the reservation, these terms and conditions come into force. If the payment is not received within 7 days, the option of reservation expires. The remainder of the rent must be received no later than 6 weeks before the start of the rental period. If this has not taken place, the tenant will receive an email with the request to pay the amount within 5 working days. If payment is not made by then, this will be seen as a cancellation of the property by the tenant and the cancellation conditions of article 3 apply. The landlord then has the right to offer the house for rent again. When booking within 6 weeks before the start of the rental period, you must pay the total rent immediately.

2. Rental costs

The rent concerns the rent of the house as stated on the website. The rent includes bed linen and towels, final cleaning, wireless internet and normal consumption of water, electricity and gas. Excessive consumption can be charged at the rates applicable at that time. In the event of an exceptional increase in energy prices, the landlord can still charge a surcharge for energy consumption. This surcharge, if applicable, will be communicated before the start of the stay. The tenant will limit energy consumption by closing windows and doors when the heating is on, and not wasting water or electricity. Charging electric cars is not allowed without prior notification to the lessor. When leaving the house, the house must be returned in neat condition (tidy and broom clean). The used household equipment (oven, hob, BBQ…) must be cleaned. The used bed and bath linen must be collected in the entrance hall downstairs. If these conditions are not observed, additional cleaning costs can be charged at 25 euros/hour. Deposit: the holiday home and the surrounding area must be used with care and in accordance with the destination. To this end, we ask for a mandatory deposit of € 300 for the stay. This deposit will be refunded after deduction of any damage/extra consumption within 3 weeks after the rental period. If the damage exceeds the amount of the deposit, the tenant is obliged to make an additional payment within one week of notification.

3. Cancellation Policy

The tenant can cancel free of charge within a cooling-off period of 7 days after reservation. Rebooking: up to 6 months before arrival you can change the dates of your booking once upon payment of an administration fee of €30 (new booking for a stay within 12 months after the change). In the event of cancellation by the tenant, the following costs apply (these also apply in the event of cancellation due to force majeure): Cancellation up to the 30th day before the day of arrival: 50% of the rental price. In case of cancellation from the 30th day to the day of arrival or later: the full rental price. If the stay cannot take place due to measures imposed by one or another government agency, the cancellation conditions also apply. We therefore advise you to take out travel and/or cancellation insurance so that, if you are forced to cancel or terminate your holiday due to circumstances or force majeure, your money can be recovered. Inform yourself in good time with your insurance agent for a sufficiently covering insurance, if you do not already have one. A change or cancellation by the tenant must at all times be communicated in writing or by e-mail, stating the name and rental period. Cancellation by the landlord : If circumstances force the landlord to cancel the stay, the tenant will be notified immediately and the rental agreement will lapse. In this case, the landlord will refund the amount already paid by the tenant within 48 hours after the aforementioned notification to the tenant. In this case, the tenant has no more or other rights than to reclaim the sums already paid and therefore expressly waives any further rights. The lessor reserves the right to cancel the rental agreement if the personal data provided is incorrect.

4. House Rules

The rental periods : low season: arrival from 4 pm and departure at 10 am ; high season (July/August): arrival on Saturday from 4 pm and departure on Saturday at 10 am. No pets are allowed in our holiday homes. Smoking is prohibited in the holiday homes. The holiday home is not rented out for bachelor parties, student cantuses or other excessive drinking parties. When booking under false pretenses, the advance/deposit will be withheld and the tenant will not be given access to the holiday home / the holiday home will be denied. In the event of a fire, you must leave the building as soon as possible and notify the fire brigade (18 or 112) and the owner. In the event of a small fire, you can first try to extinguish it yourself with the fire extinguishers provided there. A guest must be in possession of a mobile phone so that the emergency services can be notified It is not allowed to occupy the house with more than the stated maximum number of people. Additional tents, caravans or motorhomes are also not allowed. Children less than 2 years old are not counted as a full person, but must be mentioned in advance. Household waste must be properly sorted in the appropriate bins.

5. Liability

The tenant undertakes to treat the rented property properly with due care. In the event of nuisance and/or damage to the house or its inventory, or if the house rules are not observed, you run the risk of having to leave the holiday home. As a landlord, we have no liability for theft, loss or damage of or to objects or persons, of whatever nature, during or as a result of a stay in our holiday homes. As a lessor, we are not liable for service disruptions or defects in services provided by third parties. The tenant is liable for all loss and/or damage to the rented accommodation and/or other property of the landlord arising during the use thereof by you and/or other users, regardless of whether this is the result of acts or omissions on the part of yourself and/or or from third parties who are in the house with your permission. All damage must be reported to the landlord before the departure of the tenant.

6. Complaints

Complaints in connection with inventory and (existing) damage or defects must be reported immediately on 0033 (0)7 71 77 94 35 or by email via domainelepiboul@gmail.com, so that the landlord has the opportunity to resolve the complaint. If it turns out afterwards that the tenant has not reported the error or imperfection, he loses the right to any refund.

7. Other

French law applies to the rental agreement. All entries on the Domaine Le Piboul website are deemed to have been provided in good faith and are always subject to interim adjustments. The lessor is not bound by obvious errors on its website.
